The Vero Beach Mainland Real Estate Market continues to be challenging for the buyers as sale prices continue the upward trend. The very active market is also evidenced by increase of Pending Sales by 6% compared to last month.
In November 2021 inventory was slightly decreased by 11% compared to October as buyers are still facing challenges finding a home on the mainland. Bidding wars continue in some areas and neighborhoods with very low inventory.

- In November 2021, the Vero Beach Mainland was still an Extreme Seller’s Market with a 125% Sales Ratio!
- There were 167 homes for sale on the mainland and 209 were sold in November 2021.
- The inventory (homes available for sale) decreased by 11% and was still 67% below last year’s inventory for the same period. The low inventory level continues to present a problem for the buyers who have fewer homes to choose from especially in some desirable areas.
- Again in November 2021, homes sold for a median of 99.91% of list price, another testament to an Extreme Seller’s Market and some listings are receiving multiple offers.
- The most active price band was Vero Beach Mainland homes priced from $200,000 to $250,000, with 33 sales and sales ratio of an impressive 275%!
- In November 2021 the median sales price mainland homes slightly increased by 6% to $275,000.
- The most active market in November 2021 was again the Southeast County area with 65 homes for sale, 128 Pending Sales, 85 sales, 0.8 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
