Vero Beach Mainland Market Report April 2025

The April 2025 Real Estate Market Report for Vero Beach Mainland shows that the market was again a Balanced Market with increased sales amid steady inventory as sellers are still entering the market taking advantage of the influx of visitors during the winter season, and hoping for continued buyer demand. Buyers’ appetite for Vero Beach homes on the mainland is still intact as sale prices continue to stabilize.

Sale prices remained stable again this month as sellers are willing to negotiate before the end of the winter season. However, we saw some price adjustments as the elevated prices were impacting sales. We will need to see a continued strong action in the coming months, to determine the strength of the market the rest of 2025. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In April 2025, the Vero Beach Mainland was a Balanced Market with 18% Sales Ratio.
  • There were 1011 homes for sale on the mainland and 185 were sold in April 2025.
  • The inventory (homes available for sale) in April 2025 remained at almost the same level as in March as sellers seek the opportunity to list their homes amid steady buyers’ demand for homes on the mainland. We should expect a steady flow of new inventory coming to market as the 2025 winter season is coming to an end.
  • In April 2025, homes sold for a median of 97.44% of list price, almost at par with March as buyers are still active.
  • The most active price band for Vero Beach Mainland homes was again homes priced from $500,000 to $1,000,000, with 48 sales but with sales ratio of only 18%, as buyers are still targeting higher priced homes in Vero Beach mainland.
  • In April 2025 the median sales price remained the same as in March with median sale price of $380,000.
  • The most active market in April 2025 was the Central County area with 388 homes for sale, 91 Pending Sales, 73 sales, 6.0 months of remaining inventory (absorption rate) and a Balanced Market.
