Vero Beach Mainland Market Report May 2025

The May 2025 Real Estate Market Report for Vero Beach Mainland shows that the market remained a Balanced Market with increased sales and slightly less inventory as sellers are still entering the market amid steady buyer demand. Buyers’ appetite for Vero Beach homes on the mainland is still intact as sale prices continue to stabilize.

Sale prices remained stable again this month with a slight decrease in sale prices as sellers are more willing to negotiate with buyers. We continue seeing price adjustments as the elevated prices have been impacting sales. We will need to see a continued strong buyers’ demand for homes on Vero Beach mainland in the coming months, to determine the strength of the market the rest of 2025. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In May 2025, the Vero Beach Mainland remained a Balanced Market with 20% Sales Ratio.
  • There were 961 homes for sale on the mainland and 195 were sold in May 2025.
  • The inventory (homes available for sale) in May 2025 slightly decreased compared to April, but still at much higher level than in 2024, as sellers seek the opportunity to list their homes amid steady buyers’ demand for homes on the mainland. We should expect a steady flow of new inventory coming to market during the next few months as buyers’ appetite is still intact.
  • In May 2025, homes sold for a median of 96.13% of list price, almost at par with April as buyers are still active.
  • The most active price band for Vero Beach Mainland homes was again homes priced from $500,000 to $1,000,000, with 51 sales but with sales ratio of only 20%, as buyers are still targeting higher priced homes in Vero Beach mainland.
  • In May 2025 the median sales price slightly decreased compared to April with a median sale price of $370,000.
  • The most active market in May 2025 was the Central County area with 383 homes for sale, 78 Pending Sales, 76 sales, 5.2 months of remaining inventory (absorption rate) and a Sellers Market.
