The Vero Beach Real Estate Market Report for zip code 32963 in March 2025 shows that the real estate market was a Buyers Market for Single Family homes and for condos on the barrier island but with lackluster sales amid increased inventory. Sales for single family homes were anemic but increased for condos in March compared to February as was expected during the peak of the winter season.

In March, the Vero Beach real estate sale prices increased for both single family homes and condos on the barrier island. Following are some statistics for this month.

Vero Beach Market for Single Family homes in 32963

  • In March 2025, the Vero Beach single-family homes market in 32963 was a Buyers Market with only 8% Sales Ratio.
  • There were 277 single family homes for sale on the island and only 22 were sold in March 2025.
  • The inventory (homes available for sale) in March 2025 remained at almost the same compared to February. With steady inventory, we may continue seeing more single family homes coming to the market as the winter season is winding down with more sellers looking to take advantage of the influx of potential buyers looking for a place in Vero Beach.
  • Homes sold for a median of 95.44% of list price with an average of 58 Days on the Market (DOM) in March 2025, as buyers continue to be selective in their buying process.
  • The most active price band for single family homes on the barrier island was for homes between $1,500,000 and $2,000,000, but with only 5 sales and sales ratio of 11%.
  • In March 2025 the median sales price for single-family homes increased by 13% to $1,598,500 compared to February as buyers were targeting higher-priced homes .
  • The most active market for single family homes on the island in March 2025 was the Central Beach area with 119 homes for sale, 36 Pending Sales, 10 sales, 11.9 months of remaining inventory (absorption rate) and a Buyers Market..

Vero Beach Market for Attached Homes/Condominiums in 32963

  • There were 251 condos for sale on the island and only 18 were sold in March 2025.
  • The Vero Beach condominium market in 32963 was a Buyers Market with only 7% Sales Ratio as buyers’ appetite for condos on the island was again weak.
  • The inventory (condos available for sale) in March 2025 increased by 4% compared to February as sellers continue to sell their condos.
  • Condos sold for a median of 96.11% of list price as the average of the Days on the Market (DOM) was 57 days. Buyers looking for condos are very selective amid ample inventory to choose from.
  • The most active price band was for condos priced between $1,000,000 and $2,000,000 , with 7 sales and an anemic sales ratio of 18%
  • The median sales price for attached homes (condominiums) in March 2025 jumped by 50% to $942,500 compared to February as more higher-priced condos were purchased by the buyers this month.
  • The most active market for condos in March 2025 on the barrier island was the Central Beach area with 117 condos for sale, 31 Pending Sales, 12 sales and 9.8 months of remaining inventory (absorption rate) and a Buyers Market .
