Vero Beach Mainland Market Report September 2022

The September 2022 Real Estate Market Report for Vero Beach Mainland shows that the although we are still in a Seller’s Market, there are some cracks in the buyer’s appetite for homes on the Vero Beach mainland mainly due to higher interest rates. . The inventory continues to increase while sales are waning.

Inventory continues to increase and it is higher than during the same period last year. We have started seeing price reductions, another indication of a softening market.

The sale prices decreased this month and the trend has started shifting towards lower sale prices. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In September 2022, the Vero Beach Mainland was still a Seller’s Market with a 35% Sales Ratio
  • There were 427 homes for sale on the mainland and 151 were sold in September 2022.
  • The inventory (homes available for sale) in September 2022 increased by 1% from last month and has almost doubled compared to last year’s inventory for the same period. The increase in inventory is a welcoming sign for the buyers who now have more homes to choose from.
  • In September 2022, homes sold for a median of 96.85% of list price, lower than last month and another indication of a softening market.
  • The most active price band was Vero Beach Mainland homes priced from $500,000 to $1,000,000, with 27 sales and sales ratio of 28%.
  • In September 2022 the median sales price mainland homes decreased by 7% to $310,000 compared to August.
  • The most active market in September 2022 was again the Southeast County area with 157 homes for sale, 107 Pending Sales, 65 sales, 2.4 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
