Vero Beach Mainland Market Report April 2022

The April 2022 Real Estate Market Report for Vero Beach Mainland shows that the market continues to be very active and an Extreme Seller’s Market. Although inventory slightly increased compared to last month, buyer’s demand exceeds the supply. Days on the market have plunged by 40% and another indication of a strong Vero Beach mainland real estate market.

In April 2022 inventory slightly increased but still not enough to satisfy the high demand. Bidding wars continue as the winter season is winding down and buyers want to get the home they want.

The sale prices increased again this month and the trend continues to point to higher prices. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In April 2022, the Vero Beach Mainland was still an Extreme Seller’s Market with a 150% Sales Ratio!
  • There were 205 homes for sale on the mainland and 239 were sold in April 2022.
  • The inventory (homes available for sale) in April 2022 increased by 23% from last month and still 23% below last year’s inventory for the same period. The low inventory level continues to present a problem for the buyers who have fewer homes to choose from especially in some desirable areas.
  • In April 2022, homes sold for a median of 100% of list price, another indication of an extremely competitive and an Extreme Seller’s Market as some listings are receiving multiple offers.
  • The most active price band was Vero Beach Mainland homes priced from $500,000 to $1,000,000, with 42 sales and sales ratio of 100%li>
  • In April 2022 the median sales price mainland homes slightly increased by 5% to $345,000.
  • The most active market in April 2022 was again the Southeast County area with 87 homes for sale, 146 Pending Sales, 91 sales, 1.0 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
