The Vero Beach Real Estate Market Report for zip code 32963 in June 2025 shows that the real estate market was a Balanced Market for single family homes, but remained a Buyers Market for condos on the barrier island with fewer sales amid plenty of inventory. Sale prices retreated for both single family homes and condos in June compared to May as buyers were a little hesitant to commit to purchase.

In June, the Vero Beach real estate inventory continued to decrease for both single family homes and condos on the barrier island. Following are some statistics for this month.

Vero Beach Market for Single Family homes in 32963

  • In June 2025, the Vero Beach single-family homes market in 32963 was a Market with a 16% Sales Ratio.
  • There were 223 single family homes for sale on the island and 35 were sold in June 2025, a jump of 67% in sales compared to May.
  • The inventory (homes available for sale) in June 2025 declined compared to May. With somewhat reduced inventory and buyers still interested in homes on the island, we will most probably continue seeing more single family homes coming to the market in the coming months on the Vero Beach barrier island.
  • Homes sold for a median of 93.05% of list price with an average of 113 Days on the Market (DOM) in June 2025, as we are seeing some price reductions to match the market dynamics as buyers continue to be a little hesitant to buy a home on the barrier island amid high listing prices.
  • The most active price band for single family homes on the barrier island was for homes between $500,000 and $1,000,000, with only 15 sales and sales ratio of 31%.
  • In June 2025 the median sales price for single-family homes slightly decreased to $1,200,000 compared to May.
  • The most active market for single family homes on the island in June 2025 was the Central Beach area with 90 homes for sale, 20 Pending Sales, 12 sales, 7.5 months of remaining inventory (absorption rate) and a Balanced Market..

Vero Beach Market for Attached Homes/Condominiums in 32963

  • There were 198 condos for sale on the island and 17 were sold in June 2025.
  • The Vero Beach condominium market in 32963 remained a Buyers Market with 9% Sales Ratio as buyers’ appetite for condos on the island was again weak.
  • The inventory (condos available for sale) in June 2025 decreased compared to May but sellers continue to put their condos on the market.
  • Condos sold for a median of 92.79% of list price as the average of the Days on the Market (DOM) was 112 days. Buyers looking for condos are very selective amid ample inventory to choose from and price reductions.
  • The most active price band was for condos priced between $800,000 and $1,000,000 , with 3 sales and a sales ratio of only 9%
  • The median sales price for attached homes (condominiums) in June 2025 dropped by 29% to $520,000 compared to May as more lower-priced condos were purchased by the buyers this month.
  • The most active market for condos in June 2025 on the barrier island was the Central Beach area with 93 condos for sale, 17 Pending Sales, 8 sales and 11.6 months of remaining inventory (absorption rate) but a Buyers Market .
