Vero Beach Mainland Market Report October 2021

The October 2021 Real Estate Market Report for Vero Beach Mainland shows that the market continues to be very active but the inventory remain low. The Vero Beach Mainland Real Estate Market is still challenging for the buyers and sale prices remain high. The very active market is also evidenced by increase of Pending Sales.

In October 2021 inventory was slightly decreased by 15% compared to September as buyers are still facing challenges finding a home on the mainland. Bidding wars continue in some areas and neighborhoods with very low inventory.

The sale prices slightly decreased this month but the trend continues to point to higher prices. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In October 2021, the Vero Beach Mainland was still an Extreme Seller’s Market with a 98% Sales Ratio.
  • There were 187 homes for sale on the mainland and 183 were sold in October 2021.
  • The inventory (homes available for sale) decreased by 15% and was still 71% below last year’s inventory for the same period. The low inventory level continues to present a problem for the buyers who have fewer homes to choose from especially in some desirable areas.
  • Again in October 2021, homes sold for a median of 100% of list price, another testament to an Extreme Seller’s Market as some listings are receiving multiple offers.
  • The most active price band was Vero Beach Mainland homes priced from $250,000 to $300,000, with 34 sales and sales ratio of 170%!
  • In October 2021 the median sales price mainland homes decreased slightly by 16% to $255,000 mainly due to sales of lower priced homes.
  • The most active market in October 2021 was again the Southeast County area with 70 homes for sale, 133 Pending Sales, 77 sales, 0.9 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
