The Vero Beach Real Estate Market on the Mainland continues to be very strong. The Vero Beach Mainland Real Estate Market Report for June 2021 shows that buyers are still very active and facing challenges finding a home in decreasing inventory and competition. Sales continue to far exceeded the homes available for sale.

As fewer homes come on the market, buyers are facing challenges finding a home on the mainland. Bidding wars are still the norm resulting increases in home prices. The market activity in June of 2021 has still surpassed the action of the same period in 2020 .

The sale prices slightly decreased this month but the trend continues to point to higher prices amid decreasing inventory. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In June 2021, the Vero Beach Mainland was still an Extreme Seller’s Market with an impressive 179% Sales Ratio.
  • There were 163 homes for sale on the mainland and 291 were sold in June 2021.
  • The inventory (homes available for sale) has stabilized but was still 78% below last year’s inventory for the same period. The low inventory level has created big competition among the buyers who have fewer homes to choose from resulting in multiple offers over asking price.
  • Homes sold for a median of 98.17% of list price in June 2021, another indication of a very active and strong market.
  • The most active price band was Vero Beach Mainland homes priced from $250,000 to $300,000, with 48 sales and sales ratio of 209%.
  • In June 2021 the median sales price mainland homes slightly decreased by 1% to $272.500 compared to $275,00 in May.
  • The most active market in June 2021 was again the Southeast County area with 61 homes for sale, 193 Pending Sales, 108 sales, 0.6 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
