Vero Beach Mainland Market Report February 2022

The February 2022 Real Estate Market Report for Vero Beach Mainland shows that the market remains red hot and very competitive. The real estate market for homes on the Vero Beach mainland continues to be an Extreme Seller’s market amid scarce inventory. Pending Sales in February 2022 have increased by 17% compared to February, another indication of a strong real estate market.

In February 2022 inventory remained steady but still not enough to satisfy the high demand. Bidding wars continue in some areas and neighborhoods with extremely low inventory.

The sale prices slightly decreased this month but the trend continues to point to higher prices. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In February 2022, the Vero Beach Mainland was still an Extreme Seller’s Market with a 103% Sales Ratio!
  • There were 159 homes for sale on the mainland and 164 were sold in February 2022.
  • The inventory (homes available for sale) in February 2022 increased slightly by 8% from last month and still 43% below last year’s inventory for the same period. The low inventory level continues to present a problem for the buyers who have fewer homes to choose from especially in some desirable areas.
  • In February 2022, homes sold for a median of 98.75% of list price, another indication of an extremely competitive and an Extreme Seller’s Market assome listings are receiving multiple offers.
  • The most active price band was Vero Beach Mainland homes priced from $250,000 to $300,000, with 27 sales and sales ratio an impressive 96%!
  • In February 2022 the median sales price mainland homes decreased by 7% to $287,000.
  • The most active market in February 2022 was again the Southeast County area with 65 homes for sale, 127Pending Sales, 74 sales, 0.9 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
