The market continues to show great strength and for the second consecutive month the Pending Sales exceeded the homes available for sale)! This divergence is an indication of a strong real estate market for Vero Beach Mainland.

Buyers continue to have challenges finding the perfect home amid a depleting inventory and bidding wars which are driving the home prices higher. The market activity in February of 2021 surpassed the action of the same period last year as the market continues to be extremely strong.

The sale prices continue to appreciate and the trend continues to point to higher prices amid this strong market action. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In February 2021, the Vero Beach Mainland was an Extreme Seller’s Market with a 90% Sales Ratio.
  • There were 280 single family homes for sale on the island and 252 were sold in February 2021.
  • The inventory (homes available for sale) continues to decline and was 26% below last month’s and 66% less than the same period in 2020. This inventory crunch has created big competition among the buyers who have fewer homes to choose from resulting in multiple offers over asking price in some situations.
  • Homes sold for a median of 96.36% of list price in February 2021, showing that buyers continue making offers close to the listing price.
  • The most active price band was Vero Beach Mainland homes priced from $200,000 to $250,000, with 42 sales and sales ratio of 183%.
  • In February 2021 the median sales price mainland homes slightly increased to $239,750 compared to $236,000 in January.
  • The most active market in December 2020 was the Southeast County area with 106 homes for sale, 213 Pending Sales, 87 sales, 1.1 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
