Vero Beach Mainland Market Report December 2021

The December 2021 Real Estate Market Report for Vero Beach Mainland shows that the market is still very active and very competitive with prices going up amid low inventory. The Buyers for homes on Vero Beach Mainland continue to find it difficult to snatch a home in a desirable location. The very active December 2021 market is also evidenced by increase of Pending Sales by 10.5% compared to last month.

In December 2021 inventory remained at the same level with November. Bidding wars continue in some areas and neighborhoods with very low inventory.

The sale prices increased this month and the trend continues to point to higher prices. Following are some statistics for this month.

Vero Beach Mainland Real Estate Market Insights

  • In December 2021, the Vero Beach Mainland was still an Extreme Seller’s Market with a 130% Sales Ratio!
  • There were 167 homes for sale on the mainland and 217 were sold in December 2021.
  • The inventory (homes available for sale) remained the same as last month but was still 64% below last year’s inventory for the same period. The low inventory level continues to present a problem for the buyers who have fewer homes to choose from especially in some desirable areas.
  • Again in December 2021, homes sold for a median of 99.24% of list price, another indication of a very competitive an Extreme Seller’s Market as some listings are receiving multiple offers.
  • The most active price band was Vero Beach Mainland homes priced from $300,000 to $350,000, with 35 sales and sales ratio of an impressive 219%!
  • In December 2021 the median sales price mainland homes increased by 10% to $306,000.
  • The most active market in December 2021 was again the Southeast County area with 62 homes for sale, 111 Pending Sales, 88 sales, 0.7 months of remaining inventory (absorption rate) and an Extreme Seller’s Market.
