In July 2015 the Sebastian Real Estate market was very active with more sales and even further reduction in the inventory. The median off sale prices also increased and buyers are eager to make offers.

Sebastian Real Estate Market Highlights – July 2015

Median of sale prices increased by 5.5% in July 2015. The inventory (homes available for sale) was reduced by 21% which is great news for the sellers as it may fuel further increase in sale prices. However, the lack of inventory may start affecting sales especially during the slow summer months.

Pending sales also increased indicating that the momentum continues and selling prices very close to the asking prices indicating demand for homes in Sebastian is still strong. The Sebastian market statistics for July 2015 are summarized in the image below.

The List (asking price) to Sale Price ratio is very helpful to understand market strength and buyer’s demand. As the sale prices get closer to the list prices we get an indication that the market gets stronger.
